Matsugaoka
is an affluent residential subdivision in Tokorozawa, Saitama, Japan. The name translates into English as "Pine Hill". ==Overview== Matsugaoka is known for strict zoning laws regarding house construction and commercial activities. House design, size, and external color are regulated and each house is required to have a yard or garden. Such restrictions are exceptional in the densely populated Tokyo area. There are no commercial establishments apart from one doctor's office and a real-estate company developing some of the properties in the subdivision. It is bordered to the south by Hachikokuyama, to the west by a golf course and amusement park operated by Seibu, to the northwest by Hatogamine Hachiman Shrine, and to the east by central Tokorozawa.
