Serangoon is an urban planning area situated in the North-Eastern part of Singapore. The district is tucked between the urban planning areas of Ang Mo Kio and Hougang. Serangoon consists of two main residential precincts. Towards the South of the district, lies the Housing and Development Board's Serangoon New Town. It is one of the smaller new towns in the city-state. Its town centre is located in the sub-zone of ''Serangoon Central'', the latter is a target of extensive future development. Heading North, away from the New Town will lead to the many private housing estates located in the sub-zone of Serangoon Gardens. The sub-zone is home to many colonial-era black and white bungalows which dot the area. These residential precincts can be further divided into seven subzones. Serangoon Central, Lorong Chuan and Upper Paya Lebar all form the Serangoon New Town. Serangoon Gardens, Serangoon North and Seletar Hills are all part of the private Serangoon Gardens Estate. Serangoon has its own industrial estate, the Serangoon North Industrial Estate, which is located in its own dedicated sub-zone.〔()〕 For public transport, Serangoon New Town is served by the Mass Rapid Transit line, at the North-East Line and Circle Line station of Serangoon MRT Station, and public bus services.
